What Happens After Automation? AI's True Promise for Property Managers
Mark Zuckerberg just published a massive manifesto called “The Future is for Everyone” laying out his vision for where AI is headed.
There’s plenty in there about superintelligence, jobs, economics, privacy, and the future of society.
But buried inside it are some pretty big clues about where AI is taking property management.
Here are the four insights that stood out-
1. What Zuck Said: “Automation Isn't the Main Event”
One of the biggest ideas in the entire piece is that AI’s greatest contribution won’t necessarily be automating the work humans already do.
It will be helping humans do things they couldn't do before. Zuckerberg calls this a shift FROM automation TO invention and expanded capability.
What that means for Property Management:
Right now, most of the AI conversation in the industry is understandably about “what AI can do.”
Can it answer the phone?
Can it follow up with vendors?
Can it update residents?
Can it move a work order forward?
Those things matter. But they're really just step one.
The more interesting question is:
What becomes possible for your company once AI is handling work your team used to spend all day chasing?
That’s where the real shift happens. It unlocks capabilities that simply weren't possible before because your team was stuck managing tickets one by one- or what I like to say… managing every tree instead of the forest.
Things that are already possible now (that weren’t just a year ago):
- Real-time resident sentiment - catching resident frustration early so you can turn a bad situation into a great experience before it becomes a 1-star Google review.
- Data-driven vendor scores - knowing who actually delivers based on real data - like how many messages each vendor takes to close out a job on average
- Stage-by-stage breakdown - knowing the exact spot where work orders stall, whether a vendor is dragging their feet or an owner is sitting on an approval (or your team is letting work sit)
And that’s just the beginning. AI is going to reveal entirely new possibilities that property managers haven't even thought to look for.
And this isn't just about saving hours on maintenance. It’s about giving your team the power to operate at a level that wasn't possible before- or as Zuckerberg puts it, making every person on your team "dramatically more capable."
The truth is, most roles in a property management company today were hired to simply follow a single protocol and make sure things will get done. Future roles will be much more dynamic and fulfilling. Teammates will go from being task doers to value creators.

2. What Zuck Said: AI Should Make People More Capable
Zuckerberg's vision is that everyone eventually has an intelligent agent working on their behalf, helping them accomplish more than they could on their own.
What that means for Property Management:
Your maintenance coordinator now has fewer things to chase and more control across the portfolio. Because the Insights Dashboard doesn’t just show you where the fire is. It hands your team the extinguisher before the fire even starts.
Instead of appeasing an owner by getting 3 quotes (while knowingly pissing off tenants and vendors), giving an owner the 3 things they want to know:
- Are we sure this is the fix?
- Am I getting a fair price?
- Is it worth it?
Maintenance coordinators’ rate of immediate owner approval is skyrocketing and so is owner trust. Delivering calm, data-backed transparency right away turns a heated call into proof of why they hired you to manage their asset.
And when your team is no longer trapped piecing together context and fighting fires, they gain the bandwidth to do more impactful work:
- Focusing on KPIs that move the needle - tracking vendor acceptance speeds, owner approval holds, and turnover times.
- Building stronger relationships - supporting residents, partner with reliable vendors, and stay proactive with owners.
- Protecting portfolio retention - spending time on high-value conversations that keep your best clients around.
That is what it looks like when you step out of reactive firefighting and into proactive operating. And that is what it actually means when AI makes an operator dramatically more capable.
3. What Zuck Said: Smaller Teams Can Have Much Bigger Impact
Zuckerberg predicts AI will make it possible for small numbers of people to build and operate companies at significant scale, because businesses won't always need the same headcount or capital they required before.
What that means for Property Management:
We've spent decades assuming growth looks something like this-
More doors → more work → more people.
But that is the old way.
And this isn't about replacing your team. It's about breaking the traditional math of scaling. We are already seeing Vendoroo clients push ratios toward 1 Maintenance Coordinator per 1,400+ doors, and that number is going to continue to climb.

Operators know this better than anyone. There is no single correct way to handle maintenance.
- Do you dispatch right away or get owner approval first?
- Do you spend $300 now or troubleshoot one more time?
- When do you push back on a vendor vs. give a resident a pass?
Every PMC runs on a different philosophy. AI can handle the execution and surface the facts, but your values decide the action.
As tasks become automated, human judgment doesn't disappear.
It becomes the scarce resource.
Automation Is Just Step One
If Zuckerberg’s manifesto proves anything, it’s that AI isn't just a tool for replacing people. It’s a tool for expanding what a property manager can accomplish.
Think of it this way. AI gives your business 3 distinct levers to pull:
- Reduce headcount needed for routine work
- Increase capacity and quality for the work you’re already doing
- Do entirely different work you never had the bandwidth for before
Too many PMCs get hyper-focused on the first option. But real operational advantage comes from combining all three.
Sure, automating tasks saves you time. But using that visibility, leverage, and judgment to protect your team and your P&L? That’s how you actually win with AI.
