Behind Vendoroo: Core values of Property Maintenance of tomorrow

You’ve probably seen our new mascot, right? If you’re wondering why we chose a kangaroo, take a moment to think about it. What are the characteristics of an expert maintenance coordinator? They can withstand the heat, quickly jump from task to task, and have fantastic eyesight, hearing, stamina, and strength. Add some tech to that mix, and we’re onto something amazing.

So, we’ve got a great mascot—check. But what’s happening behind the scenes excites me even more, and it should excite you too if you’re in this industry.

Before diving into the details, let's get one thing straight: AI and "cool tech" are vast parts of our platform components, but we are using them to enhance, not replace, the role of Expert Maintenance Coordinators. Why? Because people are at the heart of our operations, supporting our residents, vendors, owners, and property managers.

Property managers are invaluable as brokers, friends, and trusted partners in their local markets. Our goal is to help them focus on relationships, leasing, and growth while our Expert Maintenance Vendor Coordinators handle the logistics, ensuring vendors meet the needs of owners and residents.

So, what is Vendoroo all about?

  1. Education: We gathered a team of maintenance experts and AI developers with one goal: to create a system that trains people to become expert maintenance coordinators who consider their fiduciary duty to our clients’ pocketbooks in every decision or action.. This approach will help our property management partners demonstrate value to both their current and potential clients.
  1. Cost Justification: We answer the question, "Why does this cost so much?" before it's even asked. I have completed over 250,000 maintenance work orders in my career, and the amount of time spent justifying the efforts and costs that go into a work order is staggering. Soon we'll solve this problem by providing cost justification to your owners as additional service of your company.
  1. Reducing Management Costs: Instead of lowering maintenance costs, we focus on reducing the cost of managing maintenance. In today's world, costs are rising—for instance, the cost of a pickup truck has soared 61% in the last ten years. Begging to lower prices isn't always the solution. We need to be strategic about vendor selection, timing, and resource allocation. Effective triage is at the heart of this process.
  1. We are not a Vendor: we are your in-house Expert Maintenance Coordinators who drive your vendors and communicate with your residents and owners according to your input. The more input we receive, the more we learn.

These core values drive us daily to help our PM partners succeed in a rapidly changing world, preserving the dedication we all bring to this industry. We are not perfect, but we are committed to learning and improving with your support. Together, we can create the next big thing for this industry, and we hope you’ll join us.
